GENERAL TERMS AND CONDITIONS

The general terms and conditions outlined below apply between the tenant of the holiday property (hereinafter: Tenant) and the landlord (hereinafter: Landlord).

RESERVATION OF THE MOBILE HOME

Reservations can be made via email, telephone, the website booking form, or through intermediaries (e.g., Booking.com).

A reservation is considered in progress once the Tenant receives a confirmation email containing all reservation details and a valid offer.

The contract is concluded and the reservation confirmed only once the advance payment or the full amount stated in the offer has been received. If payment is not received, the reservation will be considered invalid.

Minimum stay:

• Low season: minimum 2 nights

• High season: minimum 3 nights or 2 nights on weekends (Fri–Sun)

For stays shorter than the minimum requirement, a 30% surcharge per night applies.

Discounts:

• Stay 5 nights or more: 5% discount

• Stay 10 nights or more: 10% discount
  (Length-of-stay discounts cannot be combined.)

First Minute booking (until 15 March): additional 5% discount.
This discount can be combined with other applicable offers.

CHANGES TO RESERVATION DETAILS

The Tenant must provide accurate and truthful information. Changes to guest details are possible up to 4 days before arrival. Later changes incur a €25 fee. Other changes are subject to cancellation terms.

MINIMUM AGE

The minimum age of the Tenant is 18 years. Parents are responsible for their children.

USE OF THE MOBILE HOME

Only persons listed in the reservation and registered at BIG BERRY Resort reception may use the mobile home.

Subletting to third parties is strictly prohibited.

RENTAL PRICE

The rental price includes:

• Fully equipped mobile home rental

• Bed linen and towels

Not included:

• Pet fee

• Tourist tax and registration fee (payable at BIG BERRY Resort reception)

VAT is not charged in accordance with Article 94(1) of the Slovenian VAT Act.

PAYMENT TERMS

Within 14 days of booking, a 30% advance payment is required.

The remaining balance must be paid no later than 10 days before arrival. If not paid on time, the reservation is considered cancelled and the advance payment is retained.

For short-term bookings, full payment is required immediately upon confirmation.

The reservation is fully confirmed only after full payment is received.

WITHDRAWAL BY THE LANDLORD

If the mobile home is unavailable due to circumstances beyond the Landlord’s control (e.g., damage, storm, previous tenant’s fault), the Landlord may withdraw from the contract and refund all payments. No further compensation may be claimed.

CANCELLATION BY THE TENANT

Reservations are valid until 24:00 on the day of arrival.

Free cancellation is possible up to 10 days before arrival (unless booked under the Non-Refundable Rate).

Cancellations 10–0 days before arrival: 100% of the rental amount is charged.

No-show: 100% of the rental amount is charged.

Non-Refundable Rate bookings are always charged 100%.

CHECK-IN / CHECK-OUT

Check-in: from 15:00 (local time)
Online check-in required at: https://checkin.bigberry.eu/

All guests must present valid identification.

Keys are located in a secure key safe; instructions are provided up to 5 days before arrival.

Check-out: until 10:00 (local time)
Tourist tax is payable at reception. Cash payments are not accepted.

PROPERTY HANDOVER

The Tenant receives a clean and fully equipped mobile home.

The Tenant must:

• Use the property responsibly

• Protect the property from weather damage

• Dispose of waste

• Clean dishes and leave the property tidy

• Return the key to the key safe

The Tenant is liable for intentional damage (e.g., broken furniture, missing inventory, burn marks).

RESORT HOUSE RULES

The Tenant must comply with BIG BERRY Resort house rules. Violations may result in sanctions.

The Landlord is not responsible for infrastructure fluctuations (electricity, water, Wi-Fi) or external factors affecting the resort.

INSURANCE

The Landlord has partial insurance coverage.
The Tenant is liable for damages up to the deductible amount (maximum €360).

ACCIDENTS

In case of accidents, immediately inform the owner and resort reception. Provide witness names and a description.

DEFECTS AND COMPLAINTS

All defects must be reported immediately to reception.

Resort facilities and activities may be limited, especially pre- and post-season. The Landlord is not responsible for resort activities.

LOST PROPERTY AND DAMAGES

The Landlord is not responsible for lost, stolen, or damaged personal items.

Found items may be collected by agreement; any costs are borne by the Tenant.

The Landlord is not liable for force majeure events (flood, fire, earthquake, storm) or third-party actions.

PETS

Pets are allowed.
Fee: €10 per day per dog.

SMOKING

Smoking inside the mobile home is strictly prohibited.

DATA PROTECTION

Personal data is stored solely for reservation and legal purposes.
Online guest registration before arrival is required.

Guests have the right to request access to or deletion of personal data via: info@mir-kolpa.com

CHANGES TO TERMS

The Landlord reserves the right to modify these terms at any time. Changes take effect upon publication at mir-kolpa.com.
